Lobo Property buys Texas land, subdivides it, and resells the parcels. A hundred acres at $5,000 an acre becomes ten tracts at closer to $10,000. The business depends on two things: finding tracts priced below what the county's comparables say they are worth, and reaching the seller before another buyer does.

Problem

The founder did the searching himself. Two to three hours every morning across six counties: open land.com, open Zillow, compare each new listing against a valuation spreadsheet, discard nearly all of them, move on. Six counties out of 254. Roughly 650 hours a year to see 2% of the state. Hiring a second person gets you to 4%. The ceiling is structural, not a question of effort.

  • 2% of the Texas market visible on any given day
  • 650 hours a year spent searching instead of closing
  • Listings found days late, after other buyers had already called the seller
Solution

A nightly pipeline that finds every qualifying parcel in Texas before the team starts work. The system sweeps all 254 counties across both platforms, reconciles duplicate listings into a single accurate record, and scores every listing against Lobo's own acquisition criteria and that county's comparables. Qualifying deals are graded A to D in a spreadsheet and fire a Slack alert when A and B deals are found. Everything else is discarded before a human sees it.

  • All 254 counties, all platforms, every night, complete before 9am
  • Duplicate listings reconciled automatically into one clean record
  • Scoring algorithm built to Lobo's thresholds and county comps
  • Graded alerts, so the team knows which call to make first
  • Continuous re-scan catches price drops that turn a pass into a deal
Result

650 hours a year eliminated. Coverage up 42x. Zero hours spent monitoring any of it. The search step was not reduced. It was removed.

Discovery now finishes before the day starts, and the entire team works on the only step that closes deals. The pipeline surfaces more qualifying deals than four people can physically execute, so Lobo is shifting from running every deal in-house to structuring them and bringing in partners for equity. Deal sourcing stopped being the constraint.
